We are proud to offer a wide range of services to landlords, in addition to our debt collection and recovery services. 

We can carry out visual property condition inspections, collect your unpaid rent and trace tenants who may have left owing you money.

Recent legislation, the Tenancy Deposit Scheme (TDS), has set out guidelines for both landlords and tenants concerning the return of a tenants deposit at the end of a tenancy. A DS Debt Collections independent inventory will assist in any potential disputes.

Property inspections

An independent, unbiased and impartial inventory and inspection, will give Landlords, Letting Agents and Tenants Peace of Mind.

We are able to visit your property, and carry out a visual inspection of the premises, and supply you with a fully comprehensive report detailing all faults or repairs.  We recommend that inspections are carried out at tenant move in and move out, and also every six months.  This ensures that your tenants are reporting all faults to you, and that they are not misusing your property.  We are also able to carry out an inventory check, to ensure that your goods are still at the property and in good condition.

Each inspection will be carried out with either the tenant or the landlord in attendance, by prior appointment.  A completed report will be sent after the inspection to the landlord.  Digital photographs are provided to show an accurate condition of the property at the time of inspection. The service is intended to protect both tenants and landlords during the tenancy.

Tenant checking

Out tenant checking service will allow you to make an informed decision before letting your property.  Be sure who your new tenant is. 

Our reports will check the past history of a tenant and will identify any financial issues that could affect their suitability to take on a tenancy agreement. The actual search also includes a "linked address search", thus should a tenant have adverse history linked to previous addresses that they haven't told you about.

Tracing

If a former tenant has absconded without payment for rent or has damaged property, do not simply write the debt off, why not use DS Debt Collections trace investigation service to find their new place of residence.
